This farmhouse is so far up the mountain that it is beyond the last electric pole, and sits, as it has for 200+ years, without any mains electricity. Water comes from the spring. There is no central heating, but an oil-fired AGA and two modern wood-burners. There are enough solar panels for lighting and charging phones, but apart from that, this is an entirely rustic low-tech experience - no television, wifi or modern appliances.
Nestled on 25 sheep-grazed acres, Garth Gell promises peace and privacy. Yet, it's just minutes from an ancient RSPB woodland, 15 minutes to sandy beaches (Barmouth), and a quick drive to historic Dolgellau town.

Winter - this house doesn't have central heating and although it has an oil-fired Aga and two wood-burners it'd be a cottage only for the hardy in winter months. Guests may prefer to sleep in bedroom 2 in the colder months as it is directly above the kitchen which is constantly heated by the oil-fired Aga.
There is limited electricity available from the small solar and battery system but it cannot be relied on in Winter.
Privacy - Guests should note that a footpath runs through the garden but is seldom used, only by occasional hillwalkers or the local farmer and his tractor may drive through it.
Access - The last 500m of the approach to the house is by means of a rough track, it is perfectly navigable but requires with careful driving.
Privacy - There are two staircases to the upper floor. One leads from the snug and accesses the landing with bathroom and bedrooms 3 and 4 off. The second staircase leads from the Cegin Fawr main living space on the ground floor and directly into the open main master bedroom above (with four poster bed). Note that to access Bedroom 2 (and the second bathroom) guests must use this staircase, thereby passing through the primary bedroom - there is no door between the staircase 2 and the large primary sleeping space.
